Moving into your new rental? Wondering what is expected of you during your move-in process? See below a list of instructions and procedures for a quick, easy and stressfree beginning of your tenancy.

Standard Move-In Procedure

Application Process:

  • Complete our pre-screening questionnaire via Google Forms and submit it to us.
  • Schedule a home tour and initial tenant screening interview with us. 
  • If you love the house and think it’s a great fit for you, let us know that you would like to be considered for application. We will then ask a few more detailed screening questions to ensure that you meet our minimum tenant criteria for things such as income, credit, and background.
  • If you are selected, we will ask you to complete the online application. The online application process will allow you to order and pay for the required credit and background check, and have them automatically sent to us. If you have any trouble with the online application, let us know. Please note: The online application link is for approved applicants only. Please only apply after you have toured the home, had an initial tenant screening interview with us and we have reqested you to submit it. 

At Lease Signing:

  • Sign lease agreement
  • Pay security deposit (due at lease signing)
  • Pay first months rent (optional, due 1 week before Move-in)

After Lease Signing:

  • Sign up for Apartments.com account for helpful tools such as scheduling automated rent payment and sending future maintenance requests. (We will send you a signup link)
  • Contact utility companies to set up your accounts, with service to start on the first day of your lease.
  • Set up renters insurance coverage of at least $100,000 and list Trusted Retreat as an interested party.
  • Pay first month’s rent. Due 1 week before Move-in. Your payment must have cleared our bank before your move in date. If paying by check or electronic bank transfer via Apartments.com, please allow 3-5 business days. Otherwise you can pay with a cashiers check or money order. 

Move In Day: 

  • Move-In Inspection: Contact your property manager to schedule a move-in inspection. This is usually done at the same time you pick up your keys and begin your tenancy. We will fill out a property condition report together, detailing the condition of the house before you move in.
  • Please use protective tools such as furniture sliders, moving blankets, and careful attention so as not to damage the walls, floors, paint, etc in the home.

A few guidelines to help determine if our property is a good fit for you:

  • Tenant is responsible for all utilities and lawncare.
  • Please park in the driveway only. Driving or parking on the lawn is prohibited.
  • We request that no artificial air fresheners be used in the house (glade plugins, scented candles, scented fabreeze sprays, etc). These chemicals can persist in a home for years. I have some chemical sensitivities and we want to keep the house free of irritants, both for myself and for others who could have respiratory reactions.
  • Smoking/Vaping is not allowed inside any buildings, near any entrances to buildings or anywhere on the property where smoke could enter the house through doorway or windows.
  • We require all tenants to carry renters insurance for a minimum of $100,000 in coverage. It’s usually a nominal monthly fee from your preferred insurance provider. Here’s an FAQ about renters insurance, and how it benefits you and us (external link).
